How prorated rent works

Prorated rent is rent for part of a month. You work out a daily rate from the monthly rent, then multiply it by the number of days the tenant actually occupies the unit. The calculator counts the move-in date and the move-out date as days the tenant pays for.

There are three common ways to calculate the daily rate, and they give slightly different answers:

MethodDaily rateBest for
Actual days in monthRent ÷ days in that month (28–31)Most common; easiest to explain to tenants
365-day yearRent × 12 ÷ 365Consistent daily rate all year
30-day monthRent ÷ 30Simple math; some leases specify it

Example

Rent is $1,500 and the tenant moves in on September 20. September has 30 days, so the daily rate is $1,500 ÷ 30 = $50. The tenant occupies the unit for 11 days (the 20th through the 30th), so the prorated rent is 11 × $50 = $550.

Tips for landlords

Frequently asked questions

Is a landlord required to prorate rent?+

Generally not, unless your state, local law or lease requires it. Most landlords prorate the first month anyway because it's fair and keeps the due date consistent. For move-outs, a tenant who gives proper notice usually owes rent through the end of the notice period.

Which proration method is most accurate?+

The actual-days method is the most accurate for a specific month and the one most tenants expect. The 365-day method gives the same daily rate all year, which some landlords prefer for consistency.

Do you count the move-in day?+

Yes. The tenant has possession on the move-in day, so it's normally counted as a paid day. This calculator includes both the move-in day and the move-out day.
