Choosing a Rent Due Date: the 1st, the 15th, or Payday?
Most leases put rent due on the 1st out of habit. But the right due date is the one your tenant can reliably pay on, and the wrong one causes most "late" payments.
Why the 1st is the default
Rent due on the 1st is simple: one date for every tenant, easy bookkeeping, and it lines up with most mortgage payments. If you have several units, a single due date also means one reminder schedule and one check-in each month.
Why the 1st doesn't work for everyone
Many tenants are paid biweekly, on the 15th, or on irregular schedules. Social Security payments usually arrive on the 2nd, 3rd or 4th Wednesday of the month depending on birth date (or on the 3rd for some recipients). If payday lands after the 1st, the tenant will be "late" every month even though they pay as soon as they can.
| Due date | Works well for | Watch out for |
|---|---|---|
| 1st | Salaried tenants, most portfolios | Tenants paid mid-month or on benefits |
| 15th | Tenants paid mid-month | Split portfolios with two due dates to track |
| Custom (e.g. 5th) | Benefits recipients, gig workers | More dates to remember without automation |
When to agree to a different due date
If a good tenant asks to move the due date to match their paycheck, saying yes usually costs you nothing and removes a monthly source of late payments. Put the new due date in a written lease amendment, and prorate the transition month so nobody pays for days twice.
How to change a due date
- 1Agree the new date with the tenant in writing (lease addendum signed by both of you).
- 2Calculate the prorated amount for the gap between the old and new dates.
- 3Update your ledger, reminders and any autopay instructions.
- 4Confirm the first payment on the new date.
Multiple due dates, one system
The main reason landlords resist custom due dates is tracking. When every tenant pays on a different day, it's easy to miss who's late. Automated reminders handle each tenant's due date individually, so custom dates stop being a burden.
Frequently asked questions
Can a landlord change the rent due date?+
Not during a fixed-term lease without the tenant's agreement. For a month-to-month tenancy, a change typically needs proper written notice, like any other change in terms. The cleanest route is a signed lease amendment.
Is rent late if it's due on a weekend?+
Unless your lease or state law says otherwise, rent is due on the date in the lease even if it's a weekend. Some states push legal deadlines to the next business day. Many landlords simply don't charge a late fee until the grace period has passed.
What's the best rent due date for tenants on Social Security?+
Match the due date to their payment date. Most recipients are paid on the 2nd, 3rd or 4th Wednesday depending on birth date; some are paid on the 3rd. A due date a few days after their deposit avoids monthly late payments.
