Are Landlords Required to Give Rent Receipts?
In some states, yes, especially for cash. In all states, a receipt is one of the cheapest ways to protect yourself from a dispute later.
States that require receipts
Rules vary, and most focus on cash. Some examples:
| State | Requirement (summary) |
|---|---|
| California | Written receipt required for cash payments. Landlords generally must also offer a non-cash way to pay. |
| New York | Written receipt required for payments made by cash, money order or other non-personal-check methods; for personal checks, on the tenant's request. |
| Massachusetts | Written receipt required for cash payments. |
| Maryland | Written receipt required for cash payments. |
Summary only, as of October 2026. Check your state and city rules; some cities add their own requirements.

Why give receipts anyway
Disputes
If a tenant says they paid and you say they didn't, a numbered receipt and ledger settle it.
Court
In an eviction or small claims case, you'll need a clear payment history. Receipts back up your ledger.
Deposits
At move-out, a full payment record helps justify any deduction for unpaid rent.
Taxes
Receipts make reporting rental income simple and accurate.
Electronic payments
Bank transfers and payment apps create their own records, so a separate receipt is usually optional, even in states that require receipts for cash. A short confirmation ("Got your November rent, thanks!") still helps tenants and creates a timestamped record on your side.
Frequently asked questions
Can a rent receipt be sent by email?+
Generally yes, unless your state specifically requires a paper receipt. Email receipts are easy to search and keep.
What if a tenant asks for receipts for past payments?+
In states that require receipts on request, you should provide them. Elsewhere it's still good practice. Your ledger and bank records make it easy.
